Water off the site, not under the house.

A yard that stays wet a week after rain is a drainage design problem, not a bad luck problem. Water always has somewhere it wants to go. The work is giving it a better option.

How we approach it

Work out where the water goes first

Before anything gets dug, we look at where water lands, where it pools, and where it can legally go. Roof area, surface fall, soil type, the neighbouring level and the kerb or easement all change the answer.

The fix is usually a combination rather than one product. Subsoil ag line for groundwater, surface pits and channel drains for what runs across, correct grading so it gets there, and a pump well only where gravity cannot do the job.

Every system we install is designed to be maintained: pits you can open, silt traps you can clear, and outlets you can still find in five years.

Subsoil and ag lines

Slotted line in aggregate with a filter sock, taking groundwater away from footings, slabs and garden beds.

Surface pits and grates

Catch pits placed where water actually collects, sized so they keep up in a real downpour.

Channel and strip drains

Across driveways, garage entries and patios, so runoff is intercepted before it reaches the building.

Pump wells

For low points and basements that cannot drain by gravity, with a float switch, a non return valve and an alarm that tells you before the water does.

Retaining wall drainage

Drainage behind walls, done at the time it is buildable, so hydrostatic pressure never becomes the wall owner problem.

Regrading and reinstatement

Reshaping falls so the surface works with the drainage instead of against it, then putting the ground back tidy.

The ones we get asked most

A site visit and a look at where the water arrives from and where it can go. Most flooding problems are solved by intercepting water earlier rather than by putting a bigger pit at the bottom of the hill.

Ag line handles water already in the ground. Surface drains handle water running across it. Most sites that have a real problem need both, working together.

Often yes, through a kerb outlet or into the existing stormwater, and that is generally the best outcome. Where a site has no legal point of discharge we look at absorption or detention instead, and we tell you which situation you are in early.

Frequently it is the main part of the fix, because most subfloor damp is surface and groundwater with nowhere to go. If the moisture is coming from a failed drain or a leaking service instead, our infiltration investigation finds that first.
