Damp that keeps coming back, a sewer that surges every time it rains, a slab that never quite dries. All of it is water arriving somewhere it was never meant to be. We find the entry point before anyone starts cutting.

The approach

Locate the cause, not just the damp patch

Water infiltration is a detective job before it is a plumbing job. We start with a CCTV survey, then work through the likely paths: cracked and open jointed pipes, stormwater cross connected into the sewer, failed boundary traps, blown seals on balconies and wet areas, and groundwater tracking along a service trench.

Where it is not obvious, dye and smoke testing prove the path, and acoustic and thermal detection find leaks on pressurised lines. You are shown the footage and the readings, not just told a conclusion.

Only then do we talk about the repair. The fix for a hairline crack at a junction is nothing like the fix for a downpipe plumbed into the sewer thirty years ago.

Stormwater into sewer

The classic Lake Macquarie problem. Rain hits, the sewer surges, and the overflow relief gully lifts. We prove the connection and disconnect it.

Groundwater into drains

Cracked and open jointed lines pulling in groundwater, loading the system and washing soil into the pipe.

Slab and subfloor damp

Water tracking under the slab or through the subfloor, usually from a failed drain, a leaking service or nowhere for surface water to go.

Balcony and wet area leaks

Failed waterproofing and blown seals showing up as a stain on the ceiling below. Located before the tiles come up.

Pressurised line leaks

Acoustic and thermal detection on water services, so we dig once in the right spot instead of guessing.

Retaining wall and boundary water

Water arriving from the neighbouring level or the street, and what can legally be done about redirecting it.

Questions

The ones we get asked most

A combination of CCTV camera survey, acoustic listening gear, thermal imaging and dye or smoke testing. Between them we can usually mark the spot on the ground to within a very short distance before anything is opened up.

Almost always stormwater getting into the sewer line, either through a cracked pipe, a failed boundary trap, or a downpipe that was connected into the wrong system years ago. It is a fixable fault and Hunter Water takes it seriously.

Sometimes, and the report matters. We document what we find with footage and photos so you have something to put in front of an insurer or a strata committee.
