Local knowledge
What Belmont houses throw at us
Belmont runs from the lake edge across the Pacific Highway to the ocean side, and the plumbing is different on each side of that line. Down near the water at Marks Point and Belmont South the water table is high and the backfill is sand. Up the hill towards Belmont North the ground firms up and the issues change.
A lot of the housing is post war brick veneer on its original drainage. Earthenware sewer with mortared joints, galvanised water pipe that has been patched in copper, and a stormwater system that was designed for a smaller roof than the one that is on the house now.
The common call is a drain that blocks every winter in the same spot. On a sandy block that is nearly always a sag in the line rather than anything you put down it. Sand does not hold a pipe the way clay does, so an unbedded section settles, water pools in the dip, and everything that comes along catches on it.
The other regular is hot water. Near the lake and the ocean a tank that should give you fifteen years will often give you ten. The anode goes first and almost nobody checks it.

Questions
The ones we get asked most
We are based in Swansea, so Belmont is about ten minutes. For anything urgent we will usually get there the same day.
On a Belmont block that is usually a sag in the line rather than anything you have put down it. Sandy ground lets an unbedded section settle, water sits in the dip, and it catches everything that comes past. A camera will show it in about ten minutes.
Quite possibly. Salt in the air and a damp environment both shorten a tank's life, and the sacrificial anode goes well before the tank does. If your unit is around ten years old it is worth having the anode checked rather than waiting for the floor to get wet.
Yes, all of them, plus Valentine, Croudace Bay and Floraville.
