Your plumber in Caves Beach

We are five minutes away in Swansea, and Caves Beach is one of the suburbs we know best. Salt air, sand and a lot of houses that were never built to be lived in year round.

Investigating where water is getting into a wall

Local knowledge

What the ocean does to plumbing

Caves Beach is close enough to the ocean that salt is in the air permanently, and that shows up in the pipework before it shows up anywhere else. Copper corrodes from the outside in on exposed runs, under the house and along external walls. Green staining first, then pinholes.

Hot water units go the same way. A tank that would last fifteen years inland will often give you ten or eleven here, and the sacrificial anode goes a long time before the tank does. Checking the anode at the ten year mark is a cheap way to buy a few more years.

The ground is sand, which means lines settle if they were not bedded properly, and absorption trenches have a short working life once the water table comes up in winter.

A lot of the older stock here started as a weekender. Plumbing that was perfectly adequate for a few weekends a year is now carrying a full time household, often with a second bathroom added at some point by someone who was not a plumber.

Questions

The ones we get asked most

Near the ocean copper corrodes from the outside in, particularly on exposed runs under the house or along an external wall. Patching one pinhole on a run that is pitted all over tends to just move the problem along a metre.

Expect less than the brochure. Ten or eleven years is common where fifteen would be normal inland. Having the anode checked at around ten years is worth doing.

We do a lot of work for owners who are not there. We will arrange access with you, send photos of what we found and what we did, and invoice afterwards.
